You've got your plans, or at least some ideas, and you know where you
want to build. So how do you go about selecting the builder that is
right for you? The first step is getting their credentials.
First, check for licensing. Licensing (State of Virginia) can be
verified by calling the Virginia Contractor's Board at (804)367-8511.
Second, check into his/her reputation. A reputable builder strives to
maintain a hard earned edge on the competition. Ask for homeowner and
business references. Check with lenders, realtors, bankers and vendors.
Visit homes built by your prospective builders. Lastly, check out his
insurance. A good builder will carry enough liability insurance to
protect you. You may also want to verify who is responsible for
workman's compensation - the builder, the sub contractor or the
property owner.
After verifying at least three builders, have all of them give you cost
estimates for the work. Evaluate each of the proposals being careful to
"compare apples to apples." Don't be afraid to ask questions
if you do not understand something. Assume nothing. Which of these
people seems the most forthright? The most thorough? The most
accommodating, Caring? Which builder has shown a real interest in your
well being? Compare the numbers, but consider which builder you feel
will match your expectations regarding quality, honesty, timeliness,
responsiveness.
Finally, check into his participation in various trade related
associations: The Better Business Bureau (648-0016), The Homebuilders
Association of Richmond (282-0400), The Greater Richmond Chamber of
Commerce (644-1607) These memberships show he has made a commitment to
his customers and his community. He is here for the long run.
With the right credentials, good references and a price that works for
you, you'll be able to make an informed decision with which you will be
very comfortable.
